A view of the bottom half of the Appraisal Order sheet. We specifically ask that no appraiser trainees be involved with writing the report (underwriters frown upon this and we once had a loan killed because of this). Also, we estimate a value we are looking for and ask that the appraiser call us if he thinks that the value is not reasonably attainable. That way, we don't waste money on an appraisal that comes in too low. Why spend $300 for nothing? Also, we ask that the appraiser email us the report along with a copy of their license and an invoice. All three are needed on every loan and we like to gather the information all at once and not have to fight to get it later.
This is a view of the Title Order sheet (page 2 of 2). In Rhode Island, we have attorneys that close the loans. I tell the attorney exactly what we need before the closing, as well as after the closing. I set timeframes and let them know the critical dates we are aiming for. I ask them for a copy of their fee sheet of all property related fees (for the GFE), their wiring instructions (to give to the lender), name of title insurer, etc. Every lawyer we work with knows that they are a valued business partner and are vital to our success.

Can the system be modified?
Yes. Absolutely. They are designed to fit perfectly into your mortgage business, whether you process the entire loan yourself or outsource parts of it. Modify them any way you see fit. However, they are for your own personal use only and are NOT for re-sale (violators will be prosecuted to the fullest extent of the law).
Will this system work in my area?
This system will work for any state in the U.S. (and can be adapted to other countries as well). Of course, every state has their own rules and regulations on what needs to be completed for a loan file. That's why the sheets are customizable and can be modified to suit your own specific marketplace. Also, some past users of the system have commented that they don't need some of the steps listed on the worksheets, so they simply remove them. Do whatever works best for you. Please be aware that these sheets are VERY detail oriented and they don't leave a single step out. Be sure to read all the success stories of my users.
Why don't you sell to Rhode Island residents in Pawtucket?
Because I am still a loan officer and make my living primarily selling mortgages, I do not want my competition getting a hold of my system. The system comes in a zipped file format with all the worksheets included in Microsoft Word document type (which you can use to modify each one to suit your individual needs). Also, included is a non-modifiable PDF version of the worksheets for easy reading and access. If you do not have a program that can unzip files, you can get one free from Winzip.com (click on "download evaluation version"). You can use this to "unzip" the Sink or Swim Loan Closing System onto your computer desktop.
Will the system work on my computer?
The system works on all types of computers and operating systems (including Windows 95, 98, 2000, XP, Apple, Linux, Unix, etc. It will work anywhere and on any system, however, you must have Microsoft Word and the free Adobe PDF reader, in order to open the files.
